At PropGap, we provide independent property comparison data. Because our Assessment Health Reports are digital products delivered immediately upon purchase, we focus on guaranteeing the quality of our data rather than appeal outcomes.
Accuracy Guarantee
If your Assessment Health Report contains fewer than 3 comparable properties that meet all of our published filters — same municipality as your property, sold within 24 months, within 25% of your property's square footage, and not flagged as a statistical outlier (3σ from the group median price-per-sqft) — you are entitled to a remedy at your sole election:
- A full refund to your original payment method, or
- A complimentary manual review of your property at no additional cost
You choose which remedy you prefer. Selecting a manual review does not waive your right to a refund if you later determine the review did not resolve the issue. This guarantee covers the quantity and quality of the comparable data delivered — not the outcome of any assessment appeal, which is determined solely by the County Board of Taxation.

Technical Failure
If you are charged but our system fails to generate your report due to a technical error, we will issue a full refund.
Duplicate Purchase
If you accidentally purchase a report for the same address twice within 24 hours, we will refund the second charge.
What We Cannot Guarantee
Appeal Outcomes
PropGap provides independent data research—we are not a law firm, licensed appraisal service, or government agency. We cannot guarantee a successful tax appeal outcome, as that decision rests solely with the relevant appeals board. We provide the data; the outcome depends on many factors outside our control.
How to Request a Refund
Please email support@propgap.ai with your transaction ID and property address.
Approved refunds will be processed to your original payment method within 5-10 business days.
