Official Statement

PropGap is an independent property data platform. We compile publicly available assessment records and apply a disclosed, rule-based ratio-analysis process to present comparable property data in an organized, easy-to-read format. Our reports are generated algorithmically using consistent, documented rules. The methodology choices (comparable filters, CLR formula, outlier thresholds) are disclosed in our documentation and applied uniformly — no case-by-case editorial discretion.

PropGap is not a law firm, tax advisory service, licensed appraisal firm, or government agency. We do not act as a property tax representative under any state property tax code. We do not prepare, file, or submit appeals on behalf of property owners.

All decisions regarding whether to file an appeal, which comparables to reference, and how to use the data in this report are the sole responsibility of the property owner.

Fee Disclosure

The $49 fee is a flat, non-contingent data access fee. It provides access to compiled public property assessment data and analytical summaries. It is not a fee for legal services, tax representation, appeal outcomes, or guaranteed assessment reductions. The fee is the same regardless of the data results.

Community Notice

We do not provide advice in comments, social media, or any public forum. Do not share personal financial information, property identification numbers (PINs), or personal details publicly. PropGap communications are limited to automated report delivery and transactional emails.

No-Gap Disclosure

If our automated analysis finds no comparative assessment gap for a given property, the report is not offered for purchase. We do not charge for data that does not indicate a uniformity difference.
